Massive P98 Billion Business District to Rise Along NLEX in Bulacan
A new global business district is being planned along the North Luzon Expressway (NLEX) in Marilao and Bocaue, Bulacan. In a filing with the Philippine Stock Exchange, Megaworld said the 85-hectare property to be called Northwin Global City (NGC) will be the province’s first-ever “metropolitan hub” for business and lifestyle.
NGC is located just 20 kilometers north of Metro Manila and just 20 minutes away from where the New Manila International Airport will be built in Bulacan. It is also about five minutes away from the Philippine Arena, the world’s biggest indoor arena.
The property giant said it is allocating P98 billion to develop the new integrated urban township in the next 15 to 20 years. Similar to Megaworld’s other townships in Metro Manila and other provinces, NGC will have its own themed commercial district, high-rise residential condominiums, hotels, shopping malls, mixed-use commercial buildings, educational institutions, and state-of-the-art office towers.
Megaworld also committed to have about 40 percent of the entire township development dedicated to green and open spaces such as landscaped parks.
The company’s iTownship features—such as the installation of solar-powered and LED streetlights, underground cabling system, fiber optic cabling, bike lanes, storm water detention facility for flood prevention, intermodal transport terminal, and other sustainable infrastructure for mobility and connectivity— will also be integrated int NGC.
“Finally, our vision of having a truly modern and global business district for Bulacan is coming to a reality,” said Kevin L. Tan, chief strategy officer of Megaworld. “This is like building a new city that will put the province of Bulacan in the global business map because we envision huge multinational companies to be operating here once our commercial district and our office towers will be completed.
“Northwin Global City’s close proximity to Metro Manila and its ideal location just along NLEX and the major transport infrastructure will be very favorable for the future locators and residents of this township,” he added.
A station of the Manila-Clark Railway Project, whose construction is ongoing, will be located inside NGC, providing easy access to and from Metro Manila and Clark International Airport for future residents, locators, and visitors.
Last month, Tan's father Andrew Tan, the chairman and president of Megaworld, announced that its casino project in Boracay, the country's number one tourist destination is pushing through. The project will be built by Global Estate Resorts Inc., a unit of Megaworld.
