For millions of Filipinos working abroad dreaming of owning a home back in the Philippines, navigating the complex world of real estate and financing has long been a challenge. This has led to a local venture studio to introduce an AI-powered end-to-end property technology solution that simplifies homebuying for global Filipinos while helping local developers expand their reach overseas.

Bahai Deals is a collaboration between Talino Venture Studios and RCBC that leverages AI and mixes it with financial solutions to create an end-to-end journey for the global Filipino investor.

“We can further harness the opportunity to expand our local builders’ access to the global Filipino market, who are some of the most capable investors in the world,” said Talino president and CEO Winston Damarillo. “Bahai Deals brings together builders, bankers, and brokers to make homebuying easy, convenient, and secure for global Filipinos.”

Using artificial intelligence, the platform tailors property listings to match a buyer’s lifestyle, goals, and financial capacity. Bahai Deals also automates lead generation, offers flexible payment options, and removes traditional barriers to financing with RCBC’s seamless mortgage approval and processing system.

RCBC Executive Vice President and Chief Innovation and Inclusion Officer Lito Villanueva said the bank’s involvement reflects its push to bridge financial services with inclusive innovation. “This partnership with Talino reinforces our commitment to inclusive digital finance, bridging global aspirations with local opportunities in Philippine real estate,” he said.

Damarillo said that there is demand for the solution, citing a 2023 Pew Research Center study that revealed that nearly a third of Filipino Americans are considering returning to the Philippines, presenting a massive opportunity for developers and banks alike.

Furthermore, according to Colliers Philippines, connecting with this diaspora remains a “low-hanging fruit that developers can maximize” in a competitive local real estate market.
