The World's Largest Pullman Property to Rise in Mactan, Cebu
The Pullman Hotel brand, famous worldwide for its sophisticated, modern designs and upscale accommodations, has created a stir in the Philippine tourism scene. This follows AccorHotels' announcement of their partnership with Cebu-based Tytans Properties Development to build the Pullman Mactan Cebu Hotel & Residences, set to be the largest Pullman property globally. The venture will be a major milestone for the country's hospitality and tourism industry.
According to Accor's Chief Development Officer for Asia, Andrew Langdon, the Cebu project will be the second Pullman property to launch in the Philippines, following the opening of the Pullman Hotel in Primex Tower, Greenhills, San Juan set for next year. Accor currently operates over 150 Pullman properties globally with an additional 50+ properties in the brand’s development pipeline.

Set for construction in 2025 and opening in 2028, Pullman Mactan Cebu Hotel & Residences will feature 200 guest rooms and suites plus 900 residences, becoming the Philippines' largest branded residential community.
The beachfront destination will feature three towers, each with a penthouse, offering guests and residents modern amenities and facilities, such as top-notch restaurants, lounges, leisure areas, and business spaces. Drawing inspiration from the well-received Pullman Residences in Singapore opening in 2024, Pullman Mactan Cebu Hotel & Residences is set to redefine the standard for branded residences, says the PR provided.
Tytans Properties Development chairman Gerard Tan shared his insights on the untapped potential of Mactan, Cebu, as a prime destination for development.

"As a Cebuano, I firmly believe in Cebu's potential to become the tourist capital of the Philippines. Why not? It is home to the famous whale shark, a must-see for all tourists. Cebu also offers the sardines run and turtle swim in Moalboal, the country's longest suspension bridge, which is the CCLEX, the world-renowned Cebuano lechon, and the world's best mangoes," says Tan.
He says Pullman Mactan Cebu Hotel & Residences will prominently feature local Cebuano craftsmanship and highlight the finest of Filipino cuisine, illustrating a commitment to honoring the region's cultural heritage. He also pledges to integrate the natural surroundings into the design, ensuring guests have a truly immersive Filipino experience. "We aim for our guests to leave with a lasting impression of the Filipino culture," he asserts.
Accor's Asia Chief Development Officer, Andrew Langdon, sees substantial growth potential in the Philippines' tourism industry. "In 2023, the Philippines welcomed five million tourists. In contrast, Phuket, Thailand, saw six and a half million international visitors. It's notable that this one island in Phuket attracted a million more visitors than the entire Philippines," he points out.
Meanwhile, C9 Hotelworks, a top hospitality and real estate consultancy, notes a trend towards branded residences in the Philippines. Its managing director, Bill Barnett, says attractive investment yields and growing demand for residential-type units are driving this shift, reshaping lifestyle preferences post-pandemic. "Hotel branded residences are redefining luxury living in the Philippines, and I expect this momentum to be sustained, driving the evolution of the country’s property market in the coming years,” he says.
