Dusit Greenhills Manila is Opening in 2026
Amidst rumors that the Dusit Thani Hotel in Makati is saying farewell after its lease expires at the end of 2027, a new Dusit property is set to light up the Manila skyline next year. Primex Realty Corp., a subsidiary of listed property developer Primex Corp., has signed hotel management agreement with Thai hospitality group Dusit International to manage Dusit Greenhills Manila in San Juan.
Set to open at the end of 2026, the hotel will occupy the top 10 floors of the 50-story Primex Tower, the tallest building in the area, and will have 200 guest rooms as well as luxury hotel facilities. According to a news release the building will also house premium retail and office spaces.
The new Dusit Greenhills Manila will feature the brand’s signature Thai restaurant, Benjarong, an all-day dining restaurant, a rooftop swimming pool and bar, gym, as well as ballrooms and meeting rooms.

Creallaz added that nine more properties are set to open in the Philippines over the next five years, reinforcing the country's status as Dusit's second-largest destination outside of Thailand.

According to reports, the existing Dusit property in the capital—Dusit Thani Manila—will shutter its doors when its lease expires and the land upon which the property is built will revert to the Ayala Group. There are currently Dusit properties in Cebu and Davao. In the Philippines, Dusit's existing portfolio includes Dusit Thani Manila, Dusit Thani Mactan Cebu Resort, Dusit Thani Residence Davao, dusitD2 Davao, and Dusit Thani Lubi Plantation Resort.
Internationally, the Dusit Group operates nearly 300 properties in 18 countries, with about 57 operating under Dusit Hotels and Resorts and 239 luxury villas under Elite Havens.
